Roof Flashing & Chimney Flashing Repair in Murfreesboro, TN

Flashing failures are responsible for a large percentage of residential roof leaks — and they're often the last thing homeowners think to check. Flashing is the metal material used to seal the joints between your roofing surface and any vertical elements that penetrate or adjoin it: chimneys, skylights, walls, dormers, and valleys. When flashing fails, water finds its way in. At Roof Repair Expert LLC, we diagnose, repair, and replace all types of roof flashing for homeowners throughout Murfreesboro and the surrounding area. Types of Roof Flashing

Step Flashing: Step flashing is installed at the intersection of a sloped roof and a vertical wall or chimney. It consists of individual L-shaped pieces installed "step by step" up the slope, with each piece overlapping the one below it and slipping beneath the shingle above. Step flashing directs water away from the wall junction and down the slope with each rain event.

Counter Flashing: Counter flashing is installed over the top of step flashing at a chimney or wall, embedded in or sealed against the masonry to prevent water from getting behind the step flashing. The two layers — step and counter — work together as a system.

Valley Flashing: Valleys are the V-shaped channels where two roof slopes meet, and they carry more water per linear foot than any other part of the roof. Valley flashing — either open metal valleys or woven closed-cut valleys — must be properly designed and installed to handle this volume without allowing water to penetrate at the edges.

Pipe Boot Flashing: Pipe boots seal around plumbing vent stacks that penetrate the roof deck. The rubber boot that surrounds the pipe deteriorates with UV exposure and becomes the most common single-point leak source on an aging roof. Boot replacement is one of our most frequent repair services.

Skylight Flashing: Skylights require a complete flashing system — pan flashing at the base, step flashing on the sides, and head flashing at the top — to shed water properly. Skylight leaks are frequently due to flashing failure rather than the skylight unit itself.

Chimney Flashing Explained

A chimney penetrates the roof at an angle, and water can enter from every direction around its perimeter. Proper chimney flashing consists of step flashing along the sides, a back pan (saddle or cricket) behind the chimney to redirect water around it, counter flashing embedded in the mortar joints, and appropriate sealants. Chimney flashing failures are among the most common causes of interior water damage in Middle Tennessee homes.

Signs of Flashing Failure

Signs that your flashing needs attention include: water stains on interior ceilings or walls near a chimney, skylight, or dormer; visible gaps or lifted edges on metal flashing; rust staining at flashing locations; dried or cracked sealant beads at flashing edges; and active leaks during heavy rain that appear near penetration points rather than in open field areas of the roof.

Flashing Materials Compared

Galvanized Steel: The standard material for most residential flashing applications. Durable and cost-effective, though it can rust over time if the protective coating is compromised.

Aluminum: Lightweight, corrosion-resistant, and easy to form. A good choice for most residential applications.

Copper: The premium option for flashing, particularly appropriate for slate and tile roofing and historic structures. Extremely durable, long-lasting, and develops a distinctive patina over time.

Frequently Asked Questions

How do I know if my roof leak is a flashing issue?

Leaks that appear directly at or near a chimney, skylight, dormer, or plumbing vent are very commonly flashing-related. Leaks in open roof fields are more often shingle or underlayment issues. We'll diagnose the source accurately during your inspection.

Minor flashing issues — small gaps, local sealant failure — can often be repaired. Flashing that has corroded through, lifted significantly, or been improperly installed often warrants full replacement for a lasting solution.
